Renting a home can sometimes be complicated, even a frustrating experience particularly if you have never rented before.

At ALLCET LETTINGS we do our utmost to try to ensure the process for tenants is as stress-free and swift as possible.

To find your ideal property it helps us to know as much as possible about your requirements as a tenant. About Viewings

Viewings can take place Sunday to Friday, we can generally access properties to suit your availability. You can book a viewing by sending us an email, message, or phone call. We usually accompany and conduct all property viewings on behalf of the landlord and the Landlord will not usually be present.

After the viewing we will be happy to answer any further questions, we can do this directly after the viewing or via phone or messaging after you have had some time to think about it.

TIPS -

To save time, you should try to ensure that anyone likely to share in the decision views the property all at the same time.

We usually show properties in block sessions, this means we will be showing the property to other people. If you do like the property we suggest you secure it sooner rather than later.

Making an Offer

When you make an offer you’ll need to pay the holding deposit which allows us to take the property off the market while we conduct our checks and consult with the landlord. You can make an offer by sending us an email, message, phone call and in some cases on the spot during the viewing.


Here are some frequently asked questions to help you;

Would I be a suitable tenant?

We have with a range of landlords who we deal with. Some of them have been with us for many years so we know what their requirements are for their properties. Our team will ensure that we successfully match tenants to properties and all requirements are fulfilled. 

Can I afford the property?

You will need to work out how much you and the others renting the property with you can afford to pay each month. As part of our referencing process we can complete an affordability check on your behalf and let you know if there are any concerns. If there are concerns regarding affordability, we might as you for a guarantor. A guarantor is a person who will guarantee payment of the rent on your behalf if you are unable to pay it on an occasion for any reason.

How do I secure a property?

A holding deposit must be placed in order to secure the property. Once you have secured the property this means we will no longer show the property to other people and we will remove the property from the market. By law the cost of the holding deposit is capped at no more than 1 week’s rent.

How much money will I pay for the deposit?

Following the introduction of The Tenant Fees Act a tenancy deposit is capped at no more than 5 weeks’ rent. All deposit payments are placed in our Deposit Protection Scheme. They hold the money until you are ready to leave the property, then the deposit is refunded to you minus any deductions.

How long does this process take?

The process from applying for a property to moving in really depends on how quickly the we receive the necessary information from you and how fast the applicants are able to pass referencing.
